How much does it really cost to build a 3-bedroom house in 2026?

I get this question every week as a structural engineer. A client in Accra, one in Texas, one in London - all asking the same thing. The answer is never one number, because soil, labor, and finishing change everything.

After estimating over 100 residential projects, here is the real breakdown for a standard 1,500 sq ft (140 sqm) 3-bedroom bungalow in 2026.

The Short Answer

USA: $180,000 - $350,000

Canada: $250,000 - $450,000 CAD

UK: ÂŁ150,000 - ÂŁ300,000

Ghana: GHS 400,000 - GHS 800,000

Why such a big range? Because of five things.

1. Foundation - 15% of Your Total Budget

This is where most people get it wrong.

Foundation cost per square foot in 2026 is $5 to $15 in the USA.

Slab-on-Grade ($10,000 - $20,000): The cheapest. Best for Texas, Florida, Ghana's dry areas.

Crawl Space ($15,000 - $30,000): Mid-range. Common in North Carolina and the UK.

Full Basement ($25,000 - $50,000): Most expensive, but you gain living space. Standard in Canada.

If your land is waterlogged or has clay soil - like most parts of Tema, East Legon, or parts of Florida - you need raft or pile foundation. It costs more upfront, but foundation repair later costs $10,000 to $40,000 in the USA.

2. Blockwork and Structure - 25%

This is columns, beams, slabs, and walling. For a 3-bedroom, you need 3,500 to 4,500 blocks. In Ghana, GHS 25,000 - GHS 40,000 just for blocks. In the USA, wood framing is $30,000 - $50,000.

Don't buy all blocks at once. Buy in phases.

3. Roofing - 15%

USA: Shingles $8k-$15k, Metal $15k-$30k

UK: Concrete tiles ÂŁ8k-ÂŁ16k

Ghana: Aluzinc sheets GHS 40k-90k

Simple gable roof is 20% cheaper than complex hip roof.

4. Finishing - 30% - Where Budgets Explode

Tiles, electrical, plumbing, kitchen, bathrooms. A standard kitchen in USA: $15k-$30k. In Ghana: GHS 30k-60k. Choose your finishes BEFORE you start building.

5. Labor, Permits, and Fees - 15%

USA Permits: $5k-$15k, Ghana: GHS 50k-120k with labor.

How Much Per Square Foot?

$120 - $230 per sq ft in the USA is the 2026 average for mid-range 3-bedroom. In Ghana, GHS 2,800 - GHS 5,500 per sqm.

How to Save 20%

Keep plan rectangular. Every extra corner adds $3k-$7k.

Do a soil test. It costs $300 in USA and GHS 1,500 in Ghana, but can save $15k.

Get 3 quotes, take the most detailed, not the cheapest.

If you get foundation and structure right, everything else can be changed later.
